브라이언이 ‘신랑수업 신입생’으로 등장, 처음으로 수업을 받는다.
21일 오후 방송하는 채널A ‘요즘 남자 라이프-신랑수업’(이하 ‘신랑수업’) 45회에는 브라이언이 신입생으로 합류해, ‘멘토 군단’ 이승철-김원희-신봉선을 깜짝 놀라게 만드는 모습이 펼쳐진다.
이날 브라이언은 평택 집이 아닌, 다른 곳에서 아침을 맞아 의아함을 자아낸다. 이에 대해 브라이언은 “지난 3월에 전 소속사에서 독립하면서 (엔터사) 대표가 됐다, 이곳은 세컨드 하우스인 오피스”라고 설명한다. 전 출연진은 브라이언의 홈 오피스 내부 인테리어에 감탄하면서 브라이언 특유의 센스를 극찬한다.
잠시 후, 기상한 브라이언은 주름 하나도 용납하지 않는 깔끔한 침대 정리법을 선보이는가 하면, 꼼꼼한 청소를 이어가 모두를 2차 충격에 빠뜨린다. 이윽고, 회사 이사 겸 매니저가 오피스로 출근하고, 브라이언은 함께 브런치를 먹으며 대화를 나눈다. 이때 자연스레 연애 관련 이야기가 나오는데, 브라이언은 “저는 애교가 세상에서 제일 싫다. 황보 같은 스타일이 좋다”고 거침없이 밝힌다.
이를 지켜보던 신봉선은 “(절친 황보가) 여자로 보인 적이 있냐”고 돌직구 질문을 던진다. 브라이언은 솔직한 답변을 내놓는 한편, 이상형 조건을 하나하나 덧붙이는데, 결국 보다 못한 이승철은 브라이언의 손을 잡고 기도까지 하며 답답함을 표현한다. 김원희 역시 “입학시켜도 돼요? 우리가 늙겠는데”라며 걱정을 폭발시켜 현장을 초토화시킨다.
브라이언의 첫 신랑수업 외에 휴식을 위해 본가를 찾아 아버지와 누나 손정민을 만난 손호영의 하루, 조카들과 함께 키즈카페에 간 모태범의 육아 현장을 담은 ‘신랑수업’은 21일 오후 9시20분 방송된다.내년에도 서울과 판교 오피스 빌딩은 낮은 공실률을 유지하면서 임대료가 오를 것이란 전망이 나왔다. 최근 몇 년간 기존 오피스 빌딩을 허물고 주거용 오피스텔을 분양하는 등의 사업이 활발했던 반면 신규 대형 오피스 공급은 크게 줄어들었기 때문이다.
부동산 컨설팅기업 쿠시먼앤드웨이크필드는 12일 기자간담회를 열고 이 같은 전망을 내놨다. 정진우 쿠시먼앤드웨이크필드 리서치팀장은 "내년 고물가·고금리·고환율로 국내 기업의 확장세는 주춤하겠지만 오피스는 수요에 비해 공급이 부족해 명목 임대료가 오를 것"이라고 전망했다.
미국 채권시장의 장단기 금리 역전 속에서도 실업률(3.5%)과 인플레이션 등이 양호한 수준을 기록하고 있어 추가 금리인상 가능성이 높다. 한국도 고금리의 여파로 내년 경제성장률이 1.8%로 올해(2.7%) 대비 하락할 것으로 전망되는 등 경기 위축이 예상된다. 이런 가운데 서울 오피스 임대료 상승을 점치는 이유는 공급부족 때문이다.
3분기 말 기준 서울 사대문 도심과 강남, 여의도, 판교 등의 대형 오피스의 공실률이 자연공실률(약 5%)에도 못미치는 2.2%에 불과하다. 이런 가운데 신규 오피스 공급은 향후 5년간은 연간 13만2000여㎡로 지난 5년간 평균의 3분의 1 수준에 그칠 것으로 예상되기 때문이다.
여의도는 사학연금빌딩과 옛 MBC 부지의 브라이튼 오피스 등이 준공될 예정이나 예비 수요가 더 많다. 금융 기업들이 새 건물을 쓰겠다며 제출한 입주 의향서가 이미 신축 빌딩 면적을 넘어선 것으로 알려졌다.
강남과 판교는 정보기술(IT) 기업의 수요가 줄지 않아 낮은 공실률이 이어질 것이라고 봤다. 최근 경기침체로 투자금 확보가 어려워진 일부 스타트업의 임차 면적이 줄어들겠지만 IT기업들의 수요가 여전할 것으로 전망했다. 판교 역시 장기간 공실률 0%를 유지하고 있고, 당분간은 새로 들어서는 건물은 없다.
오창근 대표는 첫 사례인 종각역 랜드마크 빌딩 종로타워를 먼저 떠올렸다. 그는 "항상 첫 사례가 제일 기억에 남는 것 같다"며 "서비스를 론칭하고 처음으로 우리가 하는 일을 공감해주고 도입해준 곳으로 해당 공간과 스페이스애드 미디어가 너무나 조화롭게 잘 어울린다고 생각한다"고 말했다. 종로타워는 현재도 중요 고객사이다.
오 대표는 "종로타워 설치물은 인테리어의 일체감이 돋보이고 원상복구에 대한 리스크가 적다"며 "설치된 디스플레이의 하단부분에는 건물에 대한 정보가, 상단에는 광고를 보이게 하는 하이브리드 작업이 가능하다"고 설명했다.
오 대표는 랜드마크 빌딩 첫사례였던 종로타워 외에도 하나금융투자, 메리츠화재, NH캐피탈, SGC, 이테크건설, 글라스락, 세아제강, 중외제약 등과의 작업도 손에 꼽았다. 또 그는 고객사가 사옥으로 직접 쓰고 있는 골든타워, SK증권빌딩, 여의도파이낸스타워, 몰입감이 높은 구조를 지닌 퍼시픽타워와 브이플렉스 등이 기억에 남는다고 했다. 최근에는 그레이츠판교(크래프톤타워), 트윈시티남산, 센터플레이스, WISE타워 등 주요 지역의 오피스 건물에 가치를 더하고 있다.

한편, 지난 13일 < SNL 코리아> 시즌3는 OTT 쇼 부문에서 2주 연속 화제성 1위를 차지했다. 한국방송콘텐트 경쟁력 분석 전문 기관 굿데이터코퍼레이션은 지난 13일 < SNL 코리아> 시즌3가 총 12편의 조사 대상 작품 가운데 총 화제성 점유율 52.5%를 기록, 직전의 44.9%를 넘어서며 2주 연속 1위를 기록했다고 밝혀, 앞으로 더욱 거세질 흥행 몰이에 대한 기대감을 높인다.
물론 그럴 리 없다. 사무실 여직원의 문화가 마치 1970~1980년대 한국의 남자 고등학교 문화처럼 싸움 실력에 따라 서열이 결정되고 지배-복종 관계로 이어진다는 설정. 싸움의 상대방이 “너는 누구냐”라는 질문을 던질 때마다 반복해 되풀이되는 답변인 ‘오에루’가 필자는 알지 못하는 일본어 단어가 아니라 영어 약자 ‘OL’임을 깨달은 건 영화가 거의 끝나갈 무렵이었다.
나오코(나가노 메이 분)는 평범한 회사생활을 동경했다. 구내식당에서 동료 직원들과 밥을 먹으면서도 가끔은 비싼 식당에서 외식도 하고, 백화점에서 쇼핑도 하는 그런 직장생활. 영화는 “영화계나 정치, 학교와 같은 집단엔 파벌이 존재한다”는 나오코의 독백으로 시작한다. 이어 등장하는 직원들 사이의 파벌싸움. 말 그대로 ‘싸움’이다. 몸으로 치고받는. 나오코의 회사에는 크게 3개의 파벌이 존재한다. ‘광견 사타케파’와 ‘악마 슈리파’ 그리고 ‘대괴수 칸다파’다. 세 파벌은 격돌 끝에 최종적으로 악마 슈리파를 이끄는 안도 슈리(나나오 분)가 승리를 거둔다. 파벌 다툼은 서열이 정리되면서 끝나는가 싶더니 난데없이 경력으로 들어온 여직원 하나가 세 파벌의 수장들을 물리치고 서열 1위에 등극한다. 호조 란(히로세 아리스 분. 오늘날 일본 연예계의 정상급 배우인 히로세 스즈의 언니)이다.
양아치 여사원들의 ‘그들만의 리그’
나오코는 이 파벌 다툼에 끼진 않는다. 싸움 실력으로 서열을 정하는 파벌 다툼은 나오코와 같은 평범한 회사원들이 아닌 ‘자기들끼리의’ 저쪽 세계에서 벌어지는 일이다. 우연한 계기로 나오코와 회사의 서열 1위가 된 호조 란이 절친이 된다. ‘혜성같이 나타난 직원이 기존의 파벌을 평정했다’는 소문이 그쪽 세계에 퍼지면서 다른 회사의 ‘양아치 여직원’들이 호조 란을 찾아 결투를 신청한다. 나오코는 그들 세계의 일은 모르는 척 눈을 감아준다. 그중 가장 악질적인 톰슨사의 ‘양아치 여직원’들이 호조 란의 절친 나오코를 인질로 납치하면서 영화는 반전을 맞이한다.
이렇게 요약해 놓고 보니 1970년대나 1980년대 일본 야쿠자영화 스토리처럼 돼버렸지만, 영화는 코미디 액션물을 지향한다. 실제 그런 회사생활이 가능하지도 않겠지만 이들 양아치 여직원들은 마치 1970~1980년대 일본의 폭주족이나 불량청소년들이 호랑이 무늬가 그려진 가운 같은 걸 입었던 것처럼 ‘천수관음(千手觀音)’, ‘극악비도(極惡非道)’와 같은 한자가 수놓인 단복 같은 걸 입는다. 나오코 쪽의 슈리가 하고 있는 레게 파마머리도 불량함의 상징이다. 톰슨이라는 회사의 양아치 여직원들은 누가 봐도 중장년 남자들인데 자기들끼리 ‘7색의 주먹을 가진 여자’라느니 ‘시모노세키의 참복어’니 하고 부르며 불량한 여자인 양 행세한다.
서브컬처 장르의 인용과 확장
코미디 액션물이라고 하지만 한국적 맥락에서 정확히 맞아떨어지는 장르 명칭이 있다. 병맛. 일본 쪽 자료를 훑어보니 영화에 나오는 히로인들 대부분 일본에서 꽤 알려진 배우들이다. 청순미나 이지적인 캐릭터로 알려진 인물들이 양아치 어투-뭐, 실제는 어떨지 모르나 일본 영화나 애니메이션을 보면 조폭이나 불량서클에 가담한 여성 특유의 말투가 있다-를 쓰며 망가진다. 당장 ‘광견 사타케 시오리’를 연기하는 카와에이 리나는 일본의 대표적 아이돌그룹 AKB48의 1기 멤버로 인스타그램 같은 걸 검색해보면 케이크나 커피, 강아지와 함께 찍은 사진을 올리는 그냥 유명 연예인이다.
흥미로운 것은 영화의 스토리 전개에서 다른 서브컬처-일본 학원폭력만화(<지금부터 우리는>이나 <크로우즈> 같은) 장르를 끊임없이 의식하면서 차별화를 시도한다는 점이다. 모두가 이야기의 주인공이 되고 싶지만 결국 승자와 패자는 나뉘게 마련이며 이 직원들의 약육강식 세계에서 승자는 한 사람이 될 수밖에 없다고 이야기한다. 영화의 중간중간이나 엔딩에서 남성캐릭터의 사용, 커피 심부름이나 복사, 서류정리에서 기본기를 닦을 수 있다는 설정 등에서 일본사회 특유의 보수성 내지는 가부장성이 엿보인다. 돌이켜보면 코미디라는 장르 자체가 위계와 차별 사이에서 아슬아슬한 줄타기로 성립되는 장르인지라, 어떤 이들에게는 영화가 깔고 있는 웃음코드가 불편할 수도 있다. 올해 부천국제판타스틱영화제에서 넷팩상을 수상했다.
OLs, 그러니까 사무실 여직원(Office Ladys)이라는 말은 흔히 ‘재플리시’라고 불리는 ‘일본에서 만들어진 영어 단어’로 실제 영어권에서는 거의 사용하지 않는 단어다. 와이셔츠, 비닐하우스, 샌드백, 리어카, 컨닝과 같은 단어가 대표적이다.
위키피디아에 따르면 이 표현은 제2차 세계대전 이후 일본에서 등장했다. 처음에는 BGs(Business Girls)라는 표현을 사용하다가 영어권에서 비슷한 표현인 B-girls가 Bar girl, 그러니까 ‘술집여자’를 뜻한다는 영어사용자들의 지적에 따라 일본 여성주간지인 ‘여성주간’이 대대적으로 변경캠페인을 벌여 1963년 내놓은 대체 표현이다.
대부분 고졸 여성 취업자들을 지칭하는 OL의 주업무는 종신고용직 남성으로 이뤄진 일본 사무직 직장의 업무보조다. 커피 타기, 타이핑, 담배 심부름 등. 흔히 ‘핑크칼라’로 분류되는 돌봄노동 범주에 해당하는 일들이다. ‘그런 일들은 그냥 자기가 알아서 하는 거 아님?’이라고 생각할 만큼 다른 나라의 직장문화와는 구별되는 일본 특유의 문화다. 위키피디아가 인용하는 연구에 따르면 과거 고도성장기 OL의 규모는 상당했다. 1980년대 중반 이뤄진 조사에서 전체 여성 일자리의 3분의 1가량을 OL이 차지했다. 우리나라처럼 남성 직장인뿐 아니라 OL의 경우도 입사를 기준으로 동기를 구분하는 기수 문화나 선후배 문화가 작동한 모양인데, 1980년대 후반부터 대학을 졸업한 전문직 여성들이 대거 직장에 들어오면서 여러 직장 내 문화 문제가 발생한 듯싶다. 그럼에도 아직까지 일본사회 특유의 가부장적이고 보수적인 직장문화가 여전하다는 지적이 많다. 경력단절로 인한 임금 격차 문제나 직장 내 성적 괴롭힘 등이 그나마 이슈화된 것도 최근 일이라고 한다.
영화 '블랙 팬서:와칸다 포에버'(이하 '블랙 팬서2')가 신작 공세 속 2주 연속 주말 극장가 정상을 지켜냈다.
21일 영화진흥위원회 영화관입장권 통합전산망에 따르면 '블랙팬서2'는 지난 주말 (18~20일)기간 관객 37만4600여 명을 동원하며 1위를 기록했다. 누적 관객 수는 173만1000여 명이다.
'블랙 팬서2'를 향한 해외 반응도 뜨겁다. 이 영화는 북미 개봉 후 연속 박스오피스 선두를 달리며 월드와이드 흥행수익 5억4천만 달러(약 7241억 원)를 달성해 2022년 월드 와이드 박스오피스 톱 8에 올랐다. 뿐만 아니라 로튼 토마토 팝콘지수 95%, 시네마 스코어 A등급을 기록하며 흥행 질주를 이어가고 있다.
지난주 개봉한 신작들이 나란히 박스오피스 상위권에 자리했다.
김래원 주연의 신작 '데시벨'이 관객 33만6천여 명을 모으며 '블랙 팬서2'의 뒤를 바짝 쫓고 있다. 지난 16일 개봉한 '데시벨'은 개봉 당일 6만8천여 명이 찾으며 '블랙 팬서2'를 꺾고 1위에 올랐으나 하루 만에 2위로 밀려났다. 누적 관객은 48만4900여 명이다.
'데시벨'은 전직 해군 부함장(김래원 분)이 소음 폭탄으로 도시를 점거하려는 폭탄 설계자(이종석)에 맞서 고군분투하는 이야기다.
같은 날 개봉한 여진구·조이현 주연의 로맨스 '동감'과 고공스릴러 '폴:600미터'가 각각 관객 17만7400여 명과 3만8200여 명이 관람하며 3, 4위를 기록했다.
장기흥행 중인 SF영화 '에브리씽 에브리웨어 올 앳 원스'(2만2526명)가 신작 공세에 밀려나며 지난주 3위에서 5위로 순위 하락했다.
그 뒤를 이어 6위 '극장판 짱구는 못말려:수수께끼 꽃피는 천하떡잎학교'(1만9535명), 7위 '자백'(1만6622명), 8위 '한산 리덕스'(6978명), 9위 '인생은 아름다워'(4029명), 10위 '심야카페:미씽 허니'(2935명)이 순위권에 랭크됐다.
부동산 시장 하락기에도 서울 주요 업무 지구의 오피스 시장은 여전히 활기를 띠고 있다. 글로벌 종합 부동산 서비스 기업 CBRE코리아에 따르면 올해 3분기 서울 A급 오피스의 평균 실질 임대료는 오르고 공실률은 낮아졌다. 공급은 적은데 코로나19 사태로 인한 재택근무가 끝나면서 사무실로 복귀하는 직원들이 늘었기 때문이다.
CBRE코리아는 당분간 서울 오피스 시장의 성장세가 지속될 것이라고 보고 다양한 사업을 진행하고 있다. 미국 댈러스에 본사를 둔 CBRE그룹은 세계 최대 부동산 컨설팅 업체다. 상업용 부동산 투자 자문, 임대차 자문, 자산 관리, 오피스 컨설팅 등 다양한 사업을 전개 중이다.
CBRE그룹 전체 매출에서 가장 높은 비율을 차지하는 사업은 글로벌 워크플레이스 서비스(GWS)다. 한글로 풀면 기업 부동산 통합 시설 관리다. 사무 공간이나 공장·연구소 등 기업 자산을 관리하고 비품 구매, 복리 후생 등 기업 총무팀의 역할을 대신하는 서비스다. 글로벌 부동산 컨설팅 업체 중 시가 총액 1위를 달리고 있는 CBRE 전체 매출의 60%를 견인하는 사업이다.
CBRE그룹의 핵심 사업이지만 총무팀의 존재가 견고한 한국에서는 여전히 블루오션이다. 입지와 수익성이 최우선인 상업용 부동산 시장에서 사람을 자본으로 하고 서비스가 중심이 되는 사업이기도 하다.
코로나19 사태로 인한 재택근무가 끝나고 사무실 복귀가 가속화되면서 이 시장도 분주하다. CBRE코리아는 올해 GWS 사업을 본격적으로 확대하기 위해 지난 5월 위워크의 한국 시장 운영 총괄 및 디렉터를 역임한 심영림 전무를 영입했다. 심 전무는 위워크 재임 시절 위워크코리아 실적을 아시아·태평양 시장 1위로 올리며 리더십을 인정받았다. 이전에는 프라다·버버리·나이키 등 다양한 글로벌 패션 브랜드를 두루 거친 리테일 전문가다.
심 전무는 “리테일은 상품과 마케팅이 비즈니스 성패를 좌우하는 시장이었다면 기업 부동산 통합 관리 서비스는 사람과 서비스가 가장 중요한 자산”이라며 “글로벌 기업을 관리하며 쌓인 CBRE의 운영 노하우와 자원을 바탕으로 한국에서 GWS 사업 비율을 높여 나갈 것”이라고 말했다. 다음은 CBRE코리아 GWS팀과의 일문일답.
-CBRE코리아 GWS 팀을 간단히 소개해 달라.
“기업 부동산 통합 관리 서비스팀은 기업의 총무팀 역할을 대신하고 있다. 정보기술(IT) 기업은 IT 서비스에, 제약 회사는 의약품 연구·개발에, 금융 회사는 금융 서비스에만 집중할 수 있게 본업 이외의 업무들을 관리하고 처리해 주는 역할을 하고 있다. 우리끼리는 기업의 살림을 도맡는 살림꾼이라고 칭한다. 현재 한국에서는 150여 명의 전문 인력이 40여 개 이상의 고객사와 300개 이상의 현장을 관리하고 있다.”
-구체적으로 어떤 서비스를 하나.
“빌딩 및 오피스, 리테일, 제조 및 생산 공장, 연구실, 캠퍼스와 같은 시설에 전문 서비스를 제공하고 있다. 시설 관리는 크게 소프트 서비스와 하드 서비스로 나누고 있다. 소프트 서비스는 시설을 좀 더 편하게 이용할 수 있는 용역 서비스를 의미하고 사무실 청소·미화, 리셉션 서비스, 식물 관리, 정수기·공기청정기 렌털·관리 등이 포함된다.
하드 서비스는 건물에 물리적으로 설치된 시설 장비를 관리하는 일을 의미한다. 데이터센터 유지·보수, 냉난방기 유지·보수, 보안 시스템 유지·보수 등 전문성이 필요한 업무들이 포함된다. 기술적인 부분의 서비스가 필요하면 엔지니어 경력을 가진 직원이 상주해 기술적인 서비스를 상시 제공한다. CBRE는 전 세계에 이런 서비스를 제공하고 있다. 보통 글로벌 계약에 따라 CBRE 소속 인력이 고객사에 상주하며 관련된 전문 서비스를 제공한다.”
-고객사가 얻는 이득은 무엇인가.
“비용 절감과 효율성이다. CBRE는 각 계약모델에 따라 고객사의 비용 절감을 달성하도록 지원하고 있다. CBRE 글로벌 공급망을 통해 구매 비용 절감, 서비스와 생산성의 최적화를 통한 비용 절감, 그리고 에너지 비용 절감 등을 예로 들 수 있다. 또 고객사가 CBRE 한 곳과만 계약하면 보안·미화·리셉션 등 따로 관리되던 많은 협력사를 하나로 통합 관리할 수 있다. 고객사는 주력 비즈니스에만 집중할 수 있고 CBRE의 협력사 풀을 통해 경쟁력 있는 가격에 전문 업체의 서비스를 받아 볼 수 있어 인적 자원 관리 면에서 효율적이다. 기업이 생산성을 높이고 운영에 드는 비용을 절감할 수 있도록 하는 것이 목표다.”
-시설 관리 이외에는 어떤 일을 하나.
“회사를 유지하는 데 필요한 모든 활동을 지원한다. 고객사가 원하면 기업 특성이나 계약에 따라 근무 환경 관리와 복리 후생 지원 등 기업문화팀이 하는 일도 맡고 있다. 워크숍·파티 등 행사를 주관하거나 지원하기도 한다. 이 때문에 현장에서 근무하는 직원 중에는 승무원 등 독특한 이력을 가진 인재들도 있다.”
업종별로 서비스를 특화한 이유가 있나.
“산업군에 따라 우리가 집중해야 하는 서비스 항목이 다르다. 회사가 추구하는 가치와 직군·연령대 등 다양한 요인을 고려해 운영하는 것이 가장 중요하다. 예를 들어 게임 회사나 IT 기업은 무엇보다 직원 복지에 신경을 많이 쓴다. 개발자들은 회사에서 오랜 시간 근무하는 환경이 조성돼 있어 1인당 사무실 면적이 넓고 회사 내 복지를 위한 공간도 많이 조성해야 한다. 매월 직원들을 위한 이벤트와 연말 파티, 여름 워크숍 등 기업 문화를 조성하기 위한 일들도 트렌드에 맞게 기획하고 진행하고 있다. 제약회사나 금융회사는 안전이나 보안에 각별한 주의를 기울여야 한다. 특히 코로나19 기간에 제약회사는 방역에 대한 기준이 다른 업종보다 훨씬 높았다. CBRE는 서비스 수준 협약(Service Level Agreement)이라고 해서 통상 글로벌 고객사가 요구하는 수준으로 협약으로 체결하고 분기마다 고객사의 만족도를 핵심 성과 지표를 통해 조사하며 요구를 반영하고 있다.”
-한국에선 여전히 총무팀을 뽑아 보수적으로 운영하는 분위기다. 이유와 개선 방법이 있나.
“한국은 아직 도급 계약에 익숙하지 않다. 많은 한국 기업들이 미화·보안·시설로 표현되는 한국의 시설 관리 모델에 익숙하다. 또 지금까지 GWS에 대한 서비스나 마케팅을 본격적으로 진행하지 않아 서비스를 알릴 기회가 많지 않았다.
